Major manufacturing facility in Llanelli on the market

The Schaeffler manufacturing facility in Llanelli has been placed on the market.

Automotive component supplier, Schaeffler, has appointed Cushman & Wakefield as sole agent to dispose the freehold of the 235,900 sq ft purpose-built building which is part of a 17.47-acre site.

The premises comprise a purpose-built manufacturing facility constructed in two phases – the original manufacturing facility and main office/administration block with a second warehouse area currently used for manufacturing, warehouse and dispatch.

In addition to the main facility there are also several ancillary buildings including a security gatehouse, chemical stores and a separate detached warehouse / store.

The facility is located adjacent to the A484 on one of the main arterial routes between Swansea and Llanelli.

Schaeffler announced it was closing its Llanelli site last year and is due to vacate in November.

Chris Yates from Cushman & Wakefield’s Logistics & Industrial team, said: “This presents a rare opportunity to acquire the freehold interest in a major manufacturing facility in south Wales. The premises have been well maintained by Schaeffler during their occupation and benefit from a good degree of expansion land to the immediate north of the building, together with an access road circumnavigating the main facility with multiple access/loading points.

He continued: “With the strong road links to the M4 motorway at Junctions 47 and 48, the property lends itself to a range of industrial, manufacturing and warehousing requirements. Alternatively, there is potential scope for alternative uses, subject to planning.”
