Newly refurbished office space launched in latest phase of refurbishment at Mamhilad Park Estate

One of South Wales’s largest business parks, Mamhilad Park Estate in Pontypool, has launched the latest suite of newly refurbished, high quality office space ready to welcome new occupiers.

Mamhilad Park Estate in Pontypool encompasses 80 acres and is set in attractive countryside on the borders of Torfaen and Monmouthshire on the A4042, offering good road links.

The mixed-use estate comprises around 1.2 million sq ft of industrial space and 300,000 sq ft of office space, with ample land to cater for expansion.

A rolling programme of investment to improve and upgrade the full property portfolio has attracted a growing variety of occupiers.

Currently more than 150 public, private and third sector businesses employ almost 2,000 people at the site.

Commercial property specialists Cooke & Arkwright operate as the letting agents on part of the office portfolio for the park’s owner Johnsey Estates.

They helped organise a launch event to showcase the new offices.

Directors John Day, of building surveying and Andrew West, of the rating department at Cooke & Arkwright made presentations and guests enjoyed a tour of the offices and additional industrial space available, a buffet lunch and a networking session.

Tim Lawley, Associate Director with Business Space, who is marketing the offices and also acts on a referral basis for industrial units at the estate said: “Refurbishment of the latest high quality office suite of 4,250 sq ft at Mamhilad House has recently been completed and is available to rent. There is also a range of accommodation from 180 sq ft to 1,000 sq ft available on flexible terms across the office estate. Since the event there has been a good deal of activity with tenants expanding and signing up, as well as some in the pipeline.”

Tim added: “Johnsey Estates is also receptive to enquiries for larger space, as there is the potential and ability to develop more high grade offices at the park. One occupier was recently able to double its office space without moving from the site. In addition, there are Industrial units available on flexible lease terms ranging from 1,000 sq ft to 500,000 sq ft.

“Mamhilad Park Estate is constantly evolving, and current transactions are in hand involving companies in the Medtech sector, who are taking advantage of the proximity to the Grange University Hospital, which is under construction only a few minutes’ drive away. We highly recommend interested parties to pay a visit so that they can appreciate the thriving ecosystem of business and enterprise that exists here. There are excellent on-site facilities, such as fibre-optic broadband, very generous car parking provision, conference facilities, and high security self-storage, as well as a fitness-centre, crèche and restaurant, all within a 24/7 secure and gated location.”

Mamhilad Park Estate occupies the site of the former British Nylon Spinners (BNS) manufacturing centre. Since its acquisition by Johnsey Estates in 1986, it has been transformed into a busy campus-style hub that is now home to businesses ranging from SMEs occupying less than 1,000 sq ft, to large organisations operating from more than 100,000 sq ft. Flexibility extends to offering single room flexi-rent packages to start-up businesses.

Occupiers include Gwent Police Authority, Marie Curie Cancer Care, Quote Detective and Alzheimer’s Society.
