Carter Jonas appointed to let industrial property at Third Way Industrial Estate

Carter Jonas, the national property consultancy, has been instructed jointly with Russell Property Consultants Ltd by private investors to let an industrial property totalling approximately 19,832 sq ft (1,843.16 sqm) at the established and well-connected Third Way Industrial Estate in Avonmouth near Bristol.

The newly constructed steel portal frame property is currently split into two adjoining units of 12,448 sq ft (1,156.9 sqm) and 7,384 sq ft (686.26 sqm), which can be leased separately or as one large unit. Expressions of interest to buy may also be considered. It is classified for use as business accommodation (B1), general industrial (B2) or storage and distribution (B8). The asset benefits from electric roller shutters, 19.7 sq ft (6 m) eaves, an external loading area and designated car parking.

Alison Williams, Associate Partner, Carter Jonas, said: “This is a substantial new build property that would suit a company looking to expand its operations in the South West. We have seen a surge in demand from occupiers seeking sites that offer a degree of flexibility and coupled with its attractive transport links, we expect this property to be in high demand from companies seeking to take either a single unit or the space in its entirety. Whilst the imbalance if high quality industrial stock persists across the region, the market is showing signs of resilience.”

Chris Miles Director of Russell Property Consultants Ltd, added: “In addition to Unit 2’s appeal to the warehouse/industrial market it is also a highly prominent property in close proximity to numerous national trade occupiers. With the property’s flexibility in size, new build and available leasehold or freehold we fully expect to be of serious interest to the market.”

Third Way Industrial Estate is located on Avonmouth Way in Avonmouth approximately eight miles west of Bristol City Centre. It is offers direct access to Junction 18 of the M5 motorway with the M5/M4 interchange approximately 6 miles south of the site via the A4 Portway. Third Way Industrial Estate is well-connected to the regional hubs of Gloucester, Cardiff and Newport, which are all within an hour’s journey by road.
