Refurbished Imperial House attracts new occupiers

Following the purchase of Imperial House by local property partnership Craigard, the 14,000 sq ft office building in the heart of Southampton’s business district has undergone a significant refurbishment programme. The most recent upgrade being the installation of a new air conditioning system, completed last month.

Imperial House now has the lowest occupational costs of any similar building within the city and has attracted new tenants for the available space. Next-generation SME services company Verastar has taken 1,500 sq ft on the ground floor as it continues to expand its fast-growing brands across the South.

Specialist recruitment firm, AAP3 has taken 4,451 sq ft across both the first and third floors as it expands its business from existing premises in Chilworth.

Commenting on the transactions, CBRE Associate Director Emma Lockey said:

“The investment Craigard has made at Imperial House has seen a hugely positive uptake in enquiries in recent weeks. With one of the best EPCs (graded B), and a competitive quoting rent of £19.50 and a service charge running at under £5.00 per sq ft, these offices are a great choice for occupiers looking for a city centre location.”

With only 4,026 sq ft now available on the second floor, occupiers looking for space are advised to contact CBRE or Realest to discuss further. With available city centre space at an all time low and rents in the city continuing to rise, Imperial House provides a high quality but economical choice for occupiers.
