Strong market demand drives growth at Avonmouth’s Access 18

Buoyant local market demand for good quality logistics and production space close to the M5 continues to drive forward speculative building at Avonmouth’s £150 million Access 18 scheme by expert developer and regeneration specialist, St. Modwen. A key strategic commercial development site for the South West, Access 18 has the potential to provide more than 2,200 jobs in total. This month sees construction work start on another two units following successful take up of the 2018 build programme by occupiers.

The two new speculative units 17 and 18 now underway, span 25,12 0 sq ft and 44,700 sq ft respectively, and will be ready for occupation in August 2019 . They follow on from this month’s completion of eight smaller speculative commercial units providing an additional 58,000 sq ft of space ranging from 5,900 sq ft to 10,260 sq ft. This programme of speculative building at Access 18 forms part of St. Modwen’s overall strategy to build a high quality industrial and logistics business. It has a pipeline of around 15m sq ft of industrial and logistics space in the next five to eight years. Elsewhere on site, construction work on the region’s largest speculative unit, spanning 151,000 sq ft, gathers pace towards completion in March 2019.

Peter Davies, Development Director for St. Modwen West and Wales said:

“This year and next will see approximately 340,000 sq ft of new accommodation being delivered at Access 18 in Avonmouth split across 17 new speculative units between 5,900 sq ft and 151,000 sq ft. Preparations are also underway to deliver a further 260,000 sq ft in up to seven units. We are also able to offer ‘build to suit’ options and for companies to join existing occupiers such as Hermes, Movianto, CEF and Nisbets who have already located in the 750,000 sq ft of buildings delivered to date at Access 18”.

Access 18 is being delivered in phases and is already home to 15 companies, including big names such as Kent Foods, Hermes Parcelnet Ltd and Budget Greetings Cards. A further four new occupiers – Commercial Electrical Factors, GB Liners, Plant-Ex and Movianto – have recently taken up residence in four units totalling 76,000 sq ft.
