Pet care company sniffs out great new premises in Huddersfield

Sniffers Pet Care, a specialist Yorkshire pet food wholesaler and distributor, has taken 6,250 sq ft of quality light industrial space at the pioneering £3m Bridge Business Park by the A62 in Huddersfield.

Sniffers, who are moving and expanding from the Radcliffe Road Industrial Estate in Huddersfield, are taking Units 5 and 6 at the brand-new park.

The company has signed a five-year lease. The quoting rent for the Bridge Business Park is £8 per sq ft.

Award-winning West Yorkshire property company Frank Marshall Estates has developed the park speculatively, having bought the land from Mamas & Papas in 2015.

The 2.73 acre site is situated next to the headquarters of Mamas & Papas in Colne Bridge Road, just off the main A62 Leeds Road and close to Junction 25 of the M62.

Frank Marshall Estates is run by Edward and Jimmy Marshall and is a well-established real estate company with significant commercial assets across Yorkshire.

Edward Marshall commented: “We are delighted to welcome Sniffers Pet Care, a real West Yorkshire success story. This is an important deal for us as it is the first step towards filling our high-quality employment park, which should create up to 100 jobs. It is a vindication of our decision to speculatively develop the park.

“There are six business units on the park, ranging from 2,500 sq ft to 10,750 sq ft. They are built in three blocks, arranged around a central service courtyard, providing room for vehicles to turn round and park.”

“The location, meanwhile, is ideal. It is so close to the M62, with access to the ports and to Yorkshire’s excellent motorway system. So it’s perfect for us, providing the perfect base from where we can continue to expand and flourish.”

Jonathan O’Connor of West Yorkshire property consultancy Walker Singleton, who brokered the Sniffers Pet Care deal on behalf of Frank Marshall Estates, said: “This deal is a resounding endorsement of the quality of the business park and of the owners’ decision to build speculatively. Considerable interest has already been expressed by a number of prospective tenants for the other four units.”

The Bridge Business Park is situated to the west of, and with frontage to, Colne Bridge Road (B6118), just off the main A62 Leeds Road in an established industrial and warehousing location. Nearby occupiers including Mamas & Papas, VTL and CJ Antich. It is just 1.5 miles south of Junction 25 of the M62.

Meanwhile the New Hall Business Park in Bradford, which is owned by Frank Marshall Estates, is now completely full, following a deal which saw the Carlyle Bus and Coach Co Ltd take the 2,500 sq ft Unit Six on a 10-year lease.
