New occupiers for Bristol’s Prince House

Two new occupiers have relocated to Prince House in Bristol city centre.

Recruitment company, Venn Group has taken 3,671 sq ft on the fifth floor whilst social care provider, Swiis International has taken 3,637 sq ft on the fourth floor.

Cushman & Wakefield and Alder King are joint agents on Prince House acting on behalf of the landlord, family owned property investment and development business, Rowe Group.

Prince House comprises 18,159 sq ft of space over five floors and is in a prominent position on Prince Street. The building underwent a refurbishment in 2016 and there are now three floors remaining.

Seonaid Butler, Senior Surveyor in Cushman & Wakefield’s Office agency team in Bristol said: “We are delighted to welcome both the Venn Group and Swiis International to Prince House. The building offers quality accommodation and the tenants benefit from a number of great amenities on their doorstep including Queen Square and the Harbourside.”

Tom Dugay, Associate at Alder King in Bristol, added: “The lettings at Prince House offered both occupiers the opportunity for further growth. For Swiis International the move allowed them to consolidate its two Bristol teams – one specialising in health and social care and the other in foster care – into one larger city centre location. For the Venn Group, who relocated from Newminster House on Baldwin Street, the move provided much-needed expansion space.”

Both occupiers agreed a 10 year lease off a quoting rent of £22.50 per sq ft.
