New deals confirmed at major Salford Quays office scheme

Exchange Quay, the 435,000 sq ft office development in Salford Quays, has signed two new agreements with Phillips & Cohen Associates (UK), Ltd and Analysys Mason respectively, comprising total office space of 11,731 sq ft.

Phillips & Cohen Associates, a specialised engagement services company and pioneers in the deceased account management market, has its UK headquarters at Exchange Quay. The company has renewed its existing contract well ahead of lease expiry, for a further 5 year term for 7,591 sq ft of office space within Building 5.

Analysys Mason, a global consulting and research firm specialising in telecoms, media and technology, has expanded steadily within Exchange Quay for a number of years. In this latest deal, the company is set to move into Building 8, comprising 4,140 sq ft of office space.

Exchange Quay is one of the largest office developments in the North West with 3,000 people now working from the acclaimed riverside development. Acting on behalf of the owner, Ekistics is continuing to invest into Exchange Quay following an initial £10m investment implemented by Hunter.

The owner has upgraded the scheme to Grade A specification, as well as introduced an extensive remodelling of the public realm, added several retail outlets, occupier amenities and opened a Kids Planet children’s day nursery.

Exchange Quay lies at the gateway to Salford Quays/Media City, approximately 1.5 miles to the southwest of Manchester City Centre. It boasts its own dedicated Metrolink tram stop and is strategically located just off Trafford Road which links Salford Quays to both Manchester City Centre and the major motorway networks via the M602.

Mark Canning, Director at Canning O’Neill, commented;

“We are delighted to confirm two deals at Exchange Quay. The deal with Analysys Mason emphasises the scheme’s commitment to service the ever-changing needs of its tenants.

“In addition, the deal with Phillips & Cohen Associates is a prime example of satisfied tenants keen to renew their contract at the earliest convenience, and we are pleased to confirm an additional 5 year contract with the firm.”

Nick Cherry, Chief Operating Officer at Phillips & Cohen Associates, said;

“We are delighted to renew our tenancy at Exchange Quay for a further five years. After more than a decade doing business in the UK, we remain the only company in Britain dedicated to specialist deceased account management services and it’s great to secure and operate our UK HQ from such a prestigious base in Salford. The development offers our team a great work experience with extensive on-site amenities and facilities from retail, restaurants and coffee shops to leisure choices in an environment which is seeing continuous investment.”

Matt Yardley, Partner at Analysys Mason, said;

“Having been a tenant of Exchange Quay for over 20 years we have seen many changes to the site. The recent regeneration of the site has been a major step forward which we really value, with much better facilities for our staff. We are also delighted to be moving to one of the new, recently refurbished buildings and remaining at Exchange Quay.”
