‘Loft’ style offices snapped up by software specialists

Cloud computing software specialists XCD-HR has snapped up ‘New York style’ office accommodation overlooking the City Centre following a deal brokered by Bruton Knowles, with Burston Cook representing the landlord.

The 2,245 sq ft office suite at Grade II-listed 29 St Augustine’s Parade has been completely refurbished to provide open plan space across the three upper floors.

Paul Williams, Head of Agency at Bruton Knowles’ Bristol office said: “We had a specific brief from our clients, who were moving out of serviced offices and wanted flexible open plan accommodation to facilitate the growth of the business.

“They were also keen to find a building with some character, something which was not too ‘corporate’ in style, and most importantly, within budget.

“29 St Augustine’s Parade fitted the bill perfectly, being centrally located and very accessible, but having a number of period features and a split level layout giving it a unique feel.”

Finola Ingham of letting agents Burston Cook said: “‘We were confident that this accommodation would let quickly once the refurbishment had been completed, and are delighted to welcome XCD-HR to the building.

“We already have another floor under offer, and expect the remaining floor to be snapped up soon.

“There is a well-documented shortage of good quality office suites of this size available in Bristol, and our clients Nexus Properties Ltd have been careful to bring the accommodation up to modern office standards, incorporating features such as slimline low-energy LED light fittings and showers, without harming the integral character of the building.”

Harry Shafiq from XCD-HR said: “We are delighted with our new office and the support received from Bruton Knowles throughout the acquisition process. Their support and advice in overcoming numerous hurdles along the way was crucial in ensuring that we were able to complete the lease on schedule and on budget.”

Paul Williams said: “The tight market is creating particular problems when businesses are looking to expand or re-locate. Many SMEs are finding it difficult to source cost-effective office space in the City Centre due to the conversion of so much of the city’s office space to residential use.

“At the moment we are helping a number of companies who are looking to move on from their current offices into larger premises. Part of the service an agent can offer is providing an objective assessment of the pros and cons of different options based on their detailed knowledge and experience of the property market, in addition to achieving the best lease and rental terms.”
