Harris Lamb secures 10-year lease on Newcastle under Lyme for Steelite International

Harris Lamb has acquired a distribution centre in Newcastle under Lyme on behalf of Stoke-based tableware manufacture Steelite International Ltd.

The business, which has undergone considerable expansion in recent years, instructed Harris Lamb’s Agency team to identify suitable premises between 30,000 and 60,000 sq ft within the region, and having reviewed a number of suggested sites, selected Lymedale 50 as its preferred location.

A modern, 50,000 sq ft industrial unit located on Lymedale Business Park in Lower Milehouse Lane, the site benefits from office space, extensive warehousing and 24-hour security and CCTV, as well as excellent links to the M6 at Junctions 15 and 16.

Harris Lamb was able to beat other interested occupiers to agree terms at the site and brokered a ten-year lease with a break option at year five with the landlords at below the quoting rent of £6.00 per sq ft.

The business’ Building Consultancy team was appointed to undertake a building survey and produce a photographic schedule of condition for the premises and Steelite are now fitting the unit out for occupation in May 2018.

Phil Ray, Group Company Secretary at Steelite International commented “We’re extremely pleased to have secured Lymedale 50 for our new end of production packaging and warehousing facility. When we appointed Harris Lamb last year to search for additional premises, they were able to very quickly provide a full list of options available to us which included Lymedale 50, a unit that was just being vacated and would be available for occupation early 2018. Andrew Groves at Harris Lamb then went on to negotiate lease terms and secure the building on our behalf. The unit is ideal for our growing business and enables us to further increase our manufacturing output at our nearby Orme Street factory.”

Andrew Groves, of Harris Lamb’s Agency team, said: “We are delighted to have been able to secure this high quality building for Steelite. There is a short supply of buildings of this size currently available in North Staffordshire so being able to identify the unit early on enabled us to agree heads of terms before the building was fully marketed.

“It provides Steelite with a high quality facility to enable further expansion for this high profile ceramics manufacturer. It also enables the business to continue its focus of employing a North Staffordshire workforce.”
