Agents appointed at Parc Felindre in Swansea

Bruton Knowles and JLL have been appointed as joint agents to market the much heralded Parc Felindre commercial development and regeneration site in Swansea.

The site comprises 16 hectares (40 acres) of employment land which has been divided into 12 fully serviced plots ranging in size from 0.5 to 2 hectares (1.24 to 4.94 acres) each.

A high quality environment for business, planning consent is in place for up to 80,065 sq m (862,000 sq ft) of B1 and B2 space. The site also has direct access from Junction 46 of the M4, in the heart of the Swansea Bay City Region.

Known locally as the former Felindre tinplate works, over 2,500 people were employed at the site in the 1970s. The works were decommissioned in 1989 and demolished in 1996 while the site played host to the National Eisteddfod in 2006.

The site has now been fully remediated, and infrastructure is in place to allow immediate development of new high quality offices and industrial premises to suit the needs of established and growing businesses in the area and from further afield.

The site’s fortunes changed following Welsh Government and European Regional Development Fund investment of £11.7 million to the scheme to undertake the preparatory work in order to help create a quality environment for business development, inward investment and employment opportunities for South Wales.

Paul Williams from Bruton Knowles said: “We are thrilled to be involved with this hugely exciting and significant site. It’s an excellent example of how Swansea and South Wales is moving towards a region that can and is providing space for more high-tech, value added and service led businesses.

“Swansea is developing into an ultra-modern service sector economy and is already home to a wide range of national and international companies.

Chris Sutton of JLL added that “Swansea University’s growing reputation as a research led institution with expertise in sectors such as advanced manufacturing and engineering, IC T, energy and environment, life sciences and financial and professional services will also act to attract businesses which can tap into this skilled employment pool to further their growth and development.

“Parc Felindre provides opportunities for bespoke design, flexible construction and quality plot landscaping within the context of the Felindre Development Framework, while business support may also be available from Welsh Government, in line with proposals set out in the Economic Action Plan, to help stimulate growth and employment in the area”.

“We are in no doubt that Parc Felindre will become a destination of both regional and wider importance, providing development and employment opportunities which will benefit the whole of Wales.”
