Repositioning works to refresh workspaces at 60 Church Street

A comprehensive £1.8 million refurbishment programme is currently underway at Birmingham’s 60 Church Street.

The building – formerly Embassy House – is currently undergoing an extensive programme of improvement, designed to reposition 60 Church Street and ensure it remains an attractive proposition for contemporary office occupiers.

In addition to refreshing the common areas and vacant office suites, the programme also includes delivery of a remodelled reception, improvements to the lift lobbies, installation of basement shower and changing facilities, and secure cycle storage. There will also be a new fourth floor terrace overlooking Church Street Square.

The works are due to be completed in May 2018 and build on existing amenities, including 24-hour security, concierge services and secure basement car parking.

Featuring an original period brick façade with a glass and steel extension behind, 60 Church Street represents a visually-arresting office location.

Totalling 64,000 sq ft over 11 floors, 60 Church Street makes the most of its position on the corner of Church Street and Cornwall Street in the heart of Birmingham’s Colmore Business District, the city’s professional and financial services’ heartland.

The refurbishment works follow the recent letting of 4,250 sq ft on the eighth floor to Trinity Mirror, which has relocated to the city core from its former offices at Fort Dunlop, and 7,600 sq ft on the first floor which was let to Thompsons Solicitors.

This leaves just over 20,000 sq ft available, with suites ranging from 1,879 sq ft to 5,802 sq ft.

Sarah Cooper, portfolio manager at Catalyst Capital, said: “Securing occupiers prior to completion of the refurbishment works demonstrates a huge vote of confidence in 60 Church Street as a prime business location. The Birmingham office market is incredibly active at the moment and we want to ensure that we are offering a desirable, premium product at an affordable price.”

Joint letting agents are Cushman & Wakefield and GVA.

David Rigby, Cushman & Wakefield, said: “60 Church Street offers occupiers ready access to the city’s amenities and transport links. The building is also well positioned within the Colmore Business District and will see significant benefit from the planned £1.2 million programme of improvement works around Cornwall Street, which will blend with the existing Church Street Square public realm.

“With a range of different suites available, 60 Church Street really does offer something for everyone seeking top quality space.”

James Walters, GVA, said: “There remains significant demand within the Birmingham market for high-quality office accommodation, both from indigenous occupiers seeking new premises and inward investors. 60 Church Street offers an ideal balance of quality stock and affordability, creating a unique proposition within central Birmingham.”

Occupiers at 60 Church Street include AIG, Kings Chambers, Maersk, and Bruton Knowles.
