Matrix House now Basingstoke’s best as fully refurbished building is unveiled

Work has recently completed at Matrix House in Basingstoke following the comprehensive refurbishment of the 95,000 sq ft (8,825 sq m) office building. Savills and Hollis Hockley are the appointed letting agents at the scheme.

Originally dating back to 1987, the former Sun Life of Canada headquarters has undergone significant works and now includes external landscaping, a new entrance and elevations, the creation of a café in the building’s 10,000 sq ft (929 sq m) atrium, a revamp of the common areas as well as the conversion of the former restaurant area into a new 2,750 sq ft (255 sq m) office suite boasting exposed services.

Following its completion, occupiers including Handelsbanken, CGI, Sun Life of Canada, Dilagenta, Massimo and MWR have renewed existing leases for space totalling 26,500 sq ft (2,461 sq m). Additionally, there has been a further 31,500 sq ft (2,926 sq m) of new lettings to Genus, Asset Advantage and Storck. The most recent deal, saw Cash Processing Solutions take 9,345 sq ft (868 sq m) at a new record rent for the town of £24.50 per sq ft (£263 per sq m).

Surrounded by excellent amenity and situated within walking distance to the railway station as well as being within a five minutes drive to Junction 6 of the M3, Matrix House is now recognised as the best town centre option in Basingstoke for companies seeking office accommodation ranging from 2,500 sq ft – 10,000 sq ft (232 sq m – 929 sq m).

Andrew Newman of Hollis Hockley, comments: “The ongoing refurbishment and letting campaign at Matrix House has been an unqualified success. At present we only have two suites of approximately 2,750 and 3,200 sq ft available, the former being refurbished as an exposed services opportunity and already subject to detailed negotiations. We anticipate towards the end of Q1 2018 having one further suite available of 4,500 sq ft, with the possibility of a further suites of the same size becoming available post refurbishment in June 2018”.

Jon Gardiner, head of national office agency at Savills, adds: “These latest deals at Matrix House are testament to the strength of the scheme following its refurbishment, especially at a time when occupiers are becoming increasingly more discerning about the kind of office space they take. The building now ticks all the boxes in respect to quality, location, car parking and amenity and for this reason we have already received significant interest in the last remaining suites.”
