Legal & General secures letting deal at the Lewis Building

LGIM Real Assets (Legal & General) – the developer behind the major refurbishment of one of Birmingham’s most well- known landmark buildings, The Lewis Building, has secured a 32,000 sq ft letting to premium flexible workplace provider, Regus SPACES.

Regus has signed up to a 12 year lease on the ground, first and second floors at £26.00 per sq ft. Regus will join existing operator, the Ministry of Justice, who already occupy the third floor, leaving 62,000 sq ft available To Let.

Regus is the world’s largest provider of flexible workspace solutions, and the network includes almost 3,000 business centres, spanning almost 900 cities across 120 countries. The Lewis Building base will operate under the premium SPACES brand, enabling businesses to work where, when and how they want via a range of formats, as well as offering a calendar of business events, speakers and networking lunches.

Situated on Bull Street, within Birmingham’s central business district, The Lewis Building opened its doors last September following a comprehensive £20m refurbishment to deliver circa 113,000 sq ft of contemporary Grade A office space across seven floors – including a new 12,400 sq ft top floor extension.

Set behind a classic Portland Stone façade, the remodelling of the existing space has created floorplates of up to 17,000 sq ft – some of the largest in the city’s business district – and presents high-specification finishes throughout. The double-height reception features full-height glazing whilst providing flexible collaborative workspaces including a library, and lounge/exhibition space.

New occupiers at The Lewis Building will enjoy superior connectivity, as the Bull Street Metro stop is adjacent to the building entrance, whilst Birmingham Snow Hill and New Street mainline rail stations are located less than five or ten minutes’ walk respectively.

Award-winning architectural practice EPR were behind the designs of the new building, whilst contractor Willmott Dixon undertook the works. CBRE and GVA are the appointed leasing agents.
