CBRE appointed to market 96,000 sq ft of industrial space at Birchmoss, Aberdeenshire

Leading property consultancy CBRE has been appointed to promote units at Birchmoss Industrial Storage Depot as the landlord ramps up marketing activity on the site, located a short distance to the west of Westhill.

CBRE has been appointed to market units 11, 14, 15 and 16 at the depot, where owner the McIntosh family also runs its plant hire and haulage operations. The units comprise a versatile range of high quality industrial storage solutions including open storage yards and high & low bay warehouses with eaves ranging from 8.5 to 14 metres, with the complement of office accommodation also available.

Select units are equipped with gantry cranes with lifting capacities extending from 20 tonne to 110 tonne, and two of the units have a six metre deep test tank. Bolt on haulage and heavy lifting and handling solutions are also available from McIntosh Plant Hire and McIntosh Heavy Logistics to meet the bespoke requirements of prospective tenants.

A secure environment, the depot benefits from a manned gatehouse at the entrance and a perimeter fence monitored by CCTV and security patrols. It is conveniently located with the new Aberdeen Western Peripheral Route (AWPR) just a ten minute drive away allowing easy access to both the north and south of the city. Aberdeen Harbour can be reached in 30 minutes.

Iain Landsman, associate director at CBRE, commented: “The units at Birchmoss Industrial Storage Depot are unique to Aberdeen given their high eaves heights and heavy cranage capacity, and offer businesses looking for these features a rare opportunity to acquire secure, high quality space.

“Our involvement marks the first time the landlord has instructed property agents to advise on marketing, and with the imminent completion of the AWPR set to further increase the accessibility and desirability of the depot’s location, we are expecting a good level of occupier interest in the units in the coming months.”
