Vibrant new office building completes at Skypark, Exeter

St. Modwen has completed No. 2 Enterprise Square at its £210m Skypark development in Exeter. This new building provides three floors of BREEAM excellent office space, in a choice of floor sizes up to 5,700 sq ft each, to meet the needs of the buoyant office market.

This 17,142 sq ft new office scheme has been built alongside the new regional headquarters for Devon & Cornwall Housing which is due to complete early next year.  Together they represent the first major office developments in Exeter for many years and are a strong sign of the growing office market demand for good quality business premises to own or rent.  New tenants at No. 2 Enterprise Square will benefit from convenient links to the nearby M5 motorway, £3.5 million new road infrastructure into the development and five-acres of landscaped public realm area across the site.  Tenants can also take advantage of the new business rate relief scheme for new and growing businesses operating within the Exeter and East Devon Enterprise Zone.

Ian Guy, Senior Development Manager at St. Modwen, said:

“No. 2 Enterprise Square is part of our ongoing programme of speculative building across the South West.  Our speculative activity currently comprises of over 180,000 sq ft of new commercial space across the South West providing a solid platform from which to generate sizeable income and long-term value for the region.  Skypark also sits within Exeter’s new Enterprise Zone and will benefit from the additional inward investment and business growth opportunities that this affords, not to mention up to £55,000 worth of business rate relief per business year on year for the first few years.”

Skypark is already home to logistics operator, DPD UK and to the region’s Ambulance Special Operations Centre (ASCO West).  The development is one of the most important strategic developments sites in the South West. When it completes in the next 20 years, this 110-acre site will provide around 1.4 million sq ft of warehouse, industrial and office space with a job potential of up to 6,500 roles.

Any businesses interested in rent or purchase opportunities at Skypark should contact St. Modwen’s agents JLL or Alder King.
