A hat-trick of deals for Pullan’s at historic Joseph’s Well

A leading firm of environmental consultants has expanded into Joseph’s Well, which has undergone a major refurbishment to create high-quality and affordable office space in central Leeds.

Weetwood Services Ltd have relocated from St Paul’s Street, taking 1,052 sq ft of quality office space in Joseph’s Well.

The spectacular transformation of the 156,000 sq ft five-storey building in Westgate, which was originally built for Leeds clothing magnate and MP Sir John Barran, has been undertaken by Leeds-based property company J Pullan & Sons.

Weetwood Services are one of two new occupiers at Joseph’s Well, with construction company the Torsion Group taking an 886 sq ft office suite. Meanwhile Curvature Services (UK) Ltd have expanded within the building, almost doubling their space with a new 1,023 sq ft office.

Kevin Tilford, Weetwood’s Managing Director, commented: “We have moved in order to provide a better environment for our staff and to strengthen our brand in Leeds. We considered a number of locations before settling on Joseph’s Well.

“The key things that ‘swung it’ were proximity to the city centre, onsite parking, the presence of super-fast fibre broadband within the building and the ability to have a suite customised as part of a comprehensive refurbishment. The building also provides a safe and secure environment with 24/7 access which is obviously a key consideration.”

“Pullan’s have been a pleasure to deal and the office has been refurbished to a high specification. All the staff enjoy the new working environment which has been great for staff morale. The office is actually larger than we need at present, but the company is enjoying a period of growth and we look forward to bringing in new people in due course,” said Mr Tilford.

Weetwood is one of the country’s leading independent consultancy firms specialising in flood risk, drainage and utilities. Core services include undertaking flood risk assessments and designing drainage systems to accompany planning applications, and through the project life cycle to construction.

Bruce Strachan, Property Director of Pullan’s, commented: “These three deals underline our belief that Joseph’s Well provides the best value offices in Leeds. Rents are only £16.75 per sq ft, including all service charges, and are fixed for three years. There is currently 14,500 sq ft of quality office space available in the building in a range of suite sizes from 180 sq ft to 5,000 sq ft.

“These three new deals underline the continuing popularity of Joseph’s Well. Following the refurbishment, we have seen an increasing level of interest in Joseph’s Well resulting in new lettings. Our new tenants reflect the versatility and flexibility of space here, which is attracting a real breadth of occupiers.

“Moreover, the decision by existing tenant Curvature Services (UK) to expand within our building is a glowing testament of the quality of Joseph’s Well and a resounding endorsement of our aim to nurturing companies and encouraging them to grow,” said Mr Strachan.

Joseph’s Well is prominently located within Leeds city centre beside the Inner Ring Road offering easy access to the M1, M62 and M621 motorways and Leeds-Bradford International Airport. It is also within a short walk of Leeds City Railway Station, City Square and all of the main retail and leisure amenities.

Richard Fraser of property agents Carter Towler, who are marketing Joseph’s Well commented: “We are delighted to welcome these new tenants to Joseph’s Well. The latest lettings are testament to the investment made by J Pullan & Sons Limited, delivering a quality office product that suits a range of occupiers which, when combined with the dedicated onsite management team, extensive on-site car parking and competitive rent, makes Josephs Well some of the best value office space in the city.”

Sir John Barran pioneered the Leeds ready-made clothing industry in the 1850s, introducing the band knife for cutting multiple layers of cloth. In 1887 he added Joseph’s Well to his other factory in Park Square. As Mayor of Leeds, he secured the purchase of Roundhay Park for the city. Sir John also served as the Liberal MP for Leeds from 1876 – 1885.

The joint marketing agents with Carter Towler for Joseph’s Well are the Leeds office of WSB.
