Overbury boost as landlords invest in refurbs

Increasing investment by landlords in office space refurbishment has seen national fit out specialist Overbury deliver almost £17 million of Cat A schemes across the West Midlands in the past two years.

The company’s Birmingham-based Central team has completed refurbishments at well-known office space at the Mailbox and Baskerville House in the city, and for leading landlords including IM Properties.

The major Cat A schemes completed in the past two years have a total value of around £16.7 million and involve more than 283,500 sq ft of office space.

Overbury has delivered a number of schemes including 21,151 sq ft of office space at One Central Boulevard, Blythe Valley Park, Solihull, on behalf of IM Properties.

It also delivered a scheme at the Mailbox for Brockton Capital and its 24,000 sq ft of space, and at Baskerville House Overbury refurbished and fitted out 91,443 sq ft of office space for Britel Fund Trustees.

It also completed a project for Topland in Homer Road, Solihull, totalling 50,000 sq ft and is currently delivering a refurbishment of 35,000 sq ft offices at Birmingham’s Aqueous House, on behalf of CLS Holdings.

Overbury is the UK’s leading fit out and refurbishment specialist. While there’s no standard specification, Cat A fit outs are usually finished with a suspended ceiling, lighting, air conditioning, raised flooring, upgraded toilets and an attractive reception area. This is the functioning space that landlords lease, leaving it up to tenants to install the functional design and finishes that suit their workplace through the form of a Cat B fit out.
