One of largest industrial development sites in South Wales comes to market

Knight Frank has been appointed by Welsh Government to find a buyer for one of the largest employment development sites in South Wales.

The commercial property consultancy is marketing the 36 acre Rhyd y Blew industrial site at Ebbw Vale, where recent Welsh Government and European funding of £1.6 million has enabled the construction of infrastructure including roads and services to be completed.

The site comprises a gross area of 29.22 hectares (72.2 acres) with a development plateau area. It is broadly rectangular in shape and was created as a restored landform following opencast coal working in the 1970s.

Rhyd y Blew is located close to the A465 Heads of the Valleys Road, linking Swansea in the west to the Midlands (via M50 and M5 Motorways). The A465 has recently undergone significant continued improvements to provide dual carriageway. The town of Ebbw Vale is approximately half a mile to the south east of the site.

Rhyd y Blew is within the Ebbw Vale Enterprise Zone which, as a designated Tier 1 area, has some of the highest levels of financial support available in the UK. Large areas of the Zone are eligible for Enhanced Capital Allowances (ECAs).

Financial support is also available from Welsh, UK and European sources to help businesses move to and grow in the Enterprise Zone. Support includes providing financial assistance for business rates liabilities, and Finance Wales loans at reduced rates to eligible small and medium-sized businesses

Neil Francis, partner in the industrial agency team of Knight Frank in Cardiff, said: “This is one of the largest development sites immediately available in South Wales. It sits within the Ebbw Vale Enterprise Zone and is designated as a mixed-use site.

“While it is envisaged that the land would be developed as a manufacturing site it could also be used for other employment purposes such as distribution and warehousing – or could provide an ideal site for an office park.”

Knight Frank is seeking purchasers for plots from 2 hectares (5 acres) to 14.5 hectares (36 acres).
