Over the Moon at Crescent Trade Park

Redditch’s dire shortage of smaller industrial units is set to be addressed by the commencement of the £3.5m Crescent Trade Park at Moons Moat Drive in the centre of the town’s premier employment zone.

Halesowen-based MacMullen Associates are Development Managers for A & H Construction & Developments who will start building in June.

The 23,500 sq ft project with 70 parking spaces has prominent frontage to Moons Moat Drive and will  contains two shops and up to ten industrial or trade counter units, each with internal heights designed to accommodate full mezzanine floors and with flexible planning use.

Director David MacMullen said “Moons Moat is already Redditch’s prime industrial location with another million square feet of employment space in planning. It has an exceptional environment and superb motorway connections. We are looking to get building immediately as Greggs, the largest bakery in the UK and Subway the takeaway franchise, have committed to lease the two 1,300 sq ft sandwich shop units.

“Getting two national pre-lets so quickly is a great start. There is no doubt that they, as well as future occupiers, will benefit from the key location enjoying significant passing traffic with one of the Midland’s busiest McDonalds restaurants opposite.

“The 2 acre site was acquired from HSH Coldstores who found the land surplus to requirements. Part of the site is sterilised by a stream and culvert, which will be moved, and the Council were most helpful in recognising that the expense of engineering works to reclaim the land had to be offset – so they permitted the sandwich shops which will also be a valuable resource for local workers who are currently poorly served with facilities.”

Burley Browne represented HSH Cold Stores and Bromwich Hardy and KWB Industrial have been retained as agents for Crescent Trade Park.

KWB Industrial introduced the site to A & H and director Kenny Allen said  “We have been crying out for new, smaller units in Redditch. There is considerable pent-up demand locally and with units available from 1,485 sq ft up to 9,084 sq ft aimed at smaller companies in the industrial/warehouse and trade counter market, we have firms talking even before marketing has started. The scheme will contain units for lease but there are a number where consideration can be given to freehold sales.”
