Bond Wolfe reports strong demand for Black Country commercial property

A large Black Country industrial site with offices, a warehouse and yard has been sold for £300,000.

The freehold premises at 65 Park Lane, Oldbury, close to Junction 2 of the M5, has 6,380 sq ft of warehouse space, and totals 14,060 sq ft with its side yard and car park.

Bond Wolfe was the agent for the site, which has a prominent corner position on the B4170 road, half a mile south of Oldbury town centre, and just two miles away from Smethwick and West Bromwich.

James Mattin, managing director of Bond Wolfe, said: “Demand for good quality industrial property remains strong among the owner occupier market and this sale is further evidence of that.

“This sale comes amid a busy period for Bond Wolfe where last week alone saw a further £6 million worth of sales agreed.”

The buyer, a local owner occupier, will benefit from a property of brick construction with clad elevations and a pitched roof, two interlinked bays with concrete floors, and a large toilet and washroom facilities.

Bay one also includes a mezzanine floor and a full-height electric roller shutter, while bay two includes a pedestrian entrance to ground floor reception and stairs to the first-floor offices.

There are two separate offices, a kitchen and office toilets, with a separate staircase providing extra access to the first floor from Bay two.

The property benefits from three-phase electric power, gas central heating to bay two with provision for bay, and electric storage heaters on the first floor.
