Prime Birmingham office asset acquired by Middle Eastern investor

One Eleven Edmund Street in Birmingham has changed hands in a £22.5m deal.

Qatar-based property investors Alduwaliya Asset Management, advised by the Birmingham office of Knight Frank, has acquired the property from Hines.

The 44,769 sq ft (4,159 sq m) premises is let to law firm Gateley plc on a 15-year lease, at an annual rent of £1.2m. Part of the former Ear, Nose and Throat Hospital, the Grade II listed building comprises six floors of Grade A office space with roof terraces to the fifth and sixth floor and 21 underground parking spaces.

The acquisition is the first UK purchase for Alduwaliya outside London.

CBRE advised Hines on the sale.
