Booming furniture firm expands in Milton Keynes

An ambitious Milton Keynes-based e-commerce furniture retailer has agreed to lease another warehouse unit to store stock as sales continue to grow.

Ahoc Ltd (A House of Comfort) has taken a new lease on the 23,035 sq ft unit at 18-20 Burners Lane at the Kiln Farm industrial estate in Milton Keynes. It marks further investment in the region by the firm and will create new jobs.

The deal was negotiated on behalf of the landlord by Luke Tillison, partner and head of agency for Milton Keynes at leading chartered surveyors Kirkby Diamond.

Kirkby Diamond is a full service firm of chartered surveyors and property consultants. The company, with offices in Milton Keynes, Luton and Bedford, works with local and national clients to offer a total solution to their surveying and commercial agency needs.

Following significant investment by the landlord in a complete refurbishment of the unit a rent of almost double the previous rent was achieved.

Luke said: “There is a real shortage of good quality stock in this size range in the Milton Keynes market.

“We are therefore delighted to have been able to assist Ahoc Ltd find a refurbished warehouse unit of the right size and in an excellent location for them to continue their growth as their online sales increase.

“The rent achieved demonstrates that investing in maintaining and refurbishing a unit is a successful strategy for landlords. Within just four weeks of the refurbishment being completed we were able to agree a rent with Ahoc which was almost double that which had been achieved previously.”

Ahoc already has a Milton Keynes base at Erica Road in Stacey Bushes. It sells a wide range of furniture, including rugs, sofas, dining tables and homeware and garden goods on its website.

Ahoc founder Vinod Chopra said: “The building suited our needs perfectly, there was limited stock and given the unit had a new roof, this was an important consideration given the type of stock we hold.”

Burners Lane is situated off Pitfield at the heart of the Kiln Farm employment area, with easy access to the A5 via Monks Way (H3).
