Vail Williams instructed on over 100,000 sq ft office space in two prime Birmingham locations

Steven Bott, Associate at Vail Williams

Commercial property consultancy Vail Williams has announced two new instructions: 2800 The Crescent, Birmingham Business Park, and Cobalt Square, Hagley Road, Edgbaston, totaling an impressive 108,000 square feet of high quality office space.

The two instructions reflect the success of the Vail Williams’ agency team in expanding their client base and providing expert advice.

The largest of the buildings, Cobalt Square, is owned by property investment and development company MCR Property and comprises circa 78,000 sq ft of office accommodation over 18 floors, with approximately 30,000 available to let. The landmark building is situated on one of the main arterial routes in and out of the city, providing easy access to local amenities and is positioned at the gateway of Birmingham’s city centre. Quick access to the motorway is also provided via junction three of the M5 and Junction 6 of the M6.

The building boasts a range of current tenants including Countrywide Estate Agents, Enterprise Foundation and Towry Law Services among others.

The second instruction at 2800 The Crescent is for landlord London & Scottish Investments as asset manager for Regional REIT Ltd. The 29,935 sq ft of space in the standalone property, most recently home to tenant Severn Trent Water, is situated at Birmingham Business Park, the most established park in the West Midlands.

Birmingham Business Park is located less than five minutes’ drive from Birmingham International Rail Station, The NEC and Birmingham Airport, making it an ideal location for national and international business. The building is also immediately accessible from the motorway – M6 and M42.

Onsite amenities are also available at the Park, and nearby is Resorts World, the recently completed entertainment complex that includes a range of leisure facilities, retail outlets and a boutique hotel.

Steven Bott, Associate at Vail Williams, said: “We are delighted to be appointed by both MCR Property and London & Scottish Investments as asset manager for Regional REIT Ltd, to handle these significant instructions, and to apply our knowledge and expertise to drive the lettings of these two prestigious properties.”

Alongside Vail Williams, GVA is joint agent for 2800 The Crescent and KWB is joint agent for Cobalt Square.
