JF Finnegan to build 52,000 sq ft of advanced manufacturing space at the AMP

Sheffield based contractor and developer, JF Finnegan, has been awarded a £3.5M design and build contract by leading regeneration company Harworth Estates to create a new scheme of speculatively developed manufacturing units, totalling 52,000 sq.ft of space, at the Advanced Manufacturing Park (AMP) in Waverley, Rotherham.

Work will start on site this month creating the new units which are being speculatively developed on a three acre plot as part of Harworth’s continued expansion of the AMP, which is the UK’s leading centre for advanced manufacturing.

JF Finnegan will develop the units as part of the second phase of Harworth’s highly successful “R-evolution @ The AMP” scheme and upon completion in March 2017, the units will offer space to lease targeted at advanced manufacturing occupiers from 4,900 sq.ft up to a maximum of 52,000 sq.ft. The contract also includes the creation of 200m of new adoptable roadway that will extend the current AMP estate roads into Harworth’s new “AMPlify” scheme at the same time, fully servicing a further 25 acres of development land to the rear of the estate that will offer a further 465,000 sq. ft of space to occupiers.

The appointment continues a successful working relationship between JF Finnegan and Harworth, following the contractor’s appointment in February this year to build “Helix”, a speculative 75,000 sq.ft manufacturing and logistics unit at Harworth’s  ‘Gateway 36’ development, off Junction 36 of the M1 in Barnsley.  This unit practically completed last week and is now ready for immediate occupation.

As with “Helix”, funding for the new accommodation at the AMP has been secured by way of a £2.5 million loan from the Sheffield City Region (SCR) Joint European Support for Sustainable Investment in City Areas (JESSICA) fund.

The AMP is already home to businesses that provide world-class technology solutions for use in precision industries including aerospace, defence, construction, automotive, sport and others. It is home to world-class organisations such as Boeing, Rolls Royce, the University of Sheffield, Castings Technology International (CTI), Dormer Tools, Sandvik Coromant and TWI. It forms part of Waverley – Yorkshire’s largest ever brownfield mixed-use development at 740 acres.
