‘Rooms with a view’ attract office occupiers

Darren Clarke, LSH property management director in Bristol and the South West

High quality waterside offices with some of the finest views in Bristol are expected to attract interest from major businesses after being completely refurbished with significant investment by owners Rockspring Property Investment Managers LLP (Rockspring).

Leading commercial property consultancy Lambert Smith Hampton (LSH) is marketing the offices at Tower Wharf, Cheese Lane, alongside joint agent Cushman and Wakefield.

LSH has provided a range of other services at Tower Wharf, including the refurbishment of the building’s top two floors – amounting to around 19,000 sq ft – which has been led by LSH Bristol’s building consultancy team.  LSH’s lease advisory team also negotiated the lease surrender of former tenants that occupied the waterside first floor suite, which is available.

LSH, which has its Bristol headquarters at Tower Wharf, has provided asset management and property management services at the building for nine years.

Darren Clarke, LSH property management director in Bristol and the South West, said the vacant space is likely to be in high demand as the amount of available Grade A office stock in the city centre continues to reduce.

He commented: “Following Rockspring’s investment in extensive improvements, we fully expect to soon find new occupiers for what has to be one of the best available standing office suites in the city. The top floor suite, which has large fully glazed elevations and balconies overlooking the floating harbour, boasts amazing 360-degree views across Bristol and beyond.”

Darren added: “Our work at Tower Wharf on behalf of Rockspring has demonstrated the range of services we are able to provide property owners. While our office agency team is marketing the space, our building consultancy team has completed a very high quality programme of refurbishment. Meanwhile, we continue to provide asset and property management services to deliver the best possible outcomes for our client.”

Tower Wharf is centrally located in Bristol’s commercial heart, between Victoria Street and Temple Way. Temple Meads railway station is a short waterside walk away.

It is a prominent modern office building that offers high quality accommodation within a prime waterfront location. The accommodation is available by way of flexible new leases, for a term of years to be agreed.

The first floor has 6,308 sq ft of office space available. There is a 10,647 sq ft suite on the fourth floor and 8,399 sq ft on the fifth floor.
