Commercial property agents have been appointed to market a 70,000 sq ft Business Park, the largest out-of-town office space to come to the market in Sheffield in 2016 as development in the Meadowhall area ramps up.

The Yorkshire office of Knight Frank has been appointed jointly with Campbell & Co to let or sell the Meadowhall Business Park, close to Meadowhall Shopping Centre, as the area’s development speeds ahead through strong levels of external investment.

Less than a mile from Junction 34 M1 and fronting Carbrook Road in Meadowhall, the Park has been bought by ARBA Group who aim to capitalise on the continuing transformation of the Meadowhall district which includes Ikea’s new development site immediately opposite for its latest store format and a proposed leisure extension to Meadowhall Shopping Centre.

Peter Whiteley, partner at the Sheffield office of Knight Frank, said: “Meadowhall Business Park is undergoing a full refurbishment to capitalise on the superb transport links and positioning of this location. The Park offers five separate naturally well-lit low-rise office blocks with super-fast broadband and secure parking for up to 230 cars and is in a prime position to capitalise on the rise of Meadowhall.

“Other notable organisations located close by include the flagship Porsche and Mercedes Benz showrooms, one of the country’s most visited retail & leisure schemes, Meadowhall Shopping Centre, is within walking distance, Santander and South Yorkshire Police offices are located nearby and, of course, the proposed potential site for Sheffield’s HS2 station is also close by.”

Meadowhall Business Park will be undergoing a full refurbishment programme to high specification with space available ranging from 2,000 sq ft to 15,000 sq ft within each building. The buildings are bridge linked at first floor. Each wing of the building offers separated full services and will have comfort cooling, new kitchens, suspended ceilings and ducted floors.

Richard Burns, director at ABRA Group, said: “The development of the Meadowhall district is one of Sheffield’s great success stories and we are delighted to appoint Knight Frank and Campbell & Co to market Meadowhall Business Park.

“The Park offers prime office space in Meadowhall and is able to benefit from the surrounding amenities, but also the superb transport links and with the pace of change at Meadowhall it is a great time for businesses to occupy the offices for superior staff facilities.”

Meadowhall Business Park is close to junction 34 of the M1 motorway offering fast access to the M62 cross Pennine link, the M18 out to the east coast ports and the A1. It is also adjacent to Meadowhall Transport Interchange which is served by bus, rail and Supertram.

Suites at the site will be made available to rent at £11.50 per sqft or alternatively the offices can be purchased as a whole or split into individual buildings, dependant on demand.
