PATRIZIA UK launches completed Grade A offices at 1030 and 220 Winnersh Triangle

PATRIZIA UK, manager of award-winning Winnersh Triangle, has officially launched its Grade A speculative development at 1030 Eskdale Road, while also unveiling its re-development of 220 Wharfedale Road, at the business park near Reading.

PATRIZIA has complemented the new office space at Winnersh Triangle with a new landscaped communal outside space – dubbed ‘The Green’ – at the heart of the 90-acre mixed-use business park and immediately outside the new 1030 office building.

Winnersh Triangle, recently named Business Park of the Year at the Thames Valley Property Awards 2016, provides office, industrial, data centre, R&D and amenity space over a total of 1.46 million square feet.

The major new 61,780 square feet office scheme at 1030 Eskdale Road delivers high quality office space over four floors. Prominently located at the Western end of the park, the building is an aesthetic continuation of the neighboring units at 1010 and 1020 Eskdale Road.

At 220 Wharfedale Road, the redevelopment works have increased the original 44,000 square feet space to 52,744 square feet. Outside, a newly-glazed entrance structure extends the floorplate out over the main entrance under a new roof membrane, while inside the building provides new air-conditioning, ceilings, floors, lighting and lifts.

The 1030 development, which Wates Construction began work on in November 2014 and completed on schedule in February 2016, also consists of an extension of the existing podium / car park underneath the 1030 plot. Collins began works at 220 in September 2015 and completed the works this month. EPR Architects designed the developments and agents JLL, Strutt and Parker and Vail Williams are jointly marketing both.

Close by 1030, The Green has been created as an extensive area of outside space for the benefit of everyone working at the business park and will play host to a wide variety of park events, such as barbecues, food festivals, seasonal fairs and cultural performances. An entirely new landscape of trees, shrubs and seating around a large, circular ‘green’, it is located in close proximity to the existing recreational and leisure amenities, including bistro, hotel, gym, spa and restaurant.

PATRIZIA marked the opening of 1030, 220 and The Green with a launch event for property agents and a celebratory summer lunch for its 5,000-plus occupier community.

Easily accessible by road just off junction 10 of the M4, Winnersh Triangle also benefits from its own train station within walking distance. On-site amenities include a four-star hotel with restaurant, conference facilities and a range of leisure facilities, plus a retail store, café, nursery and ATM.
