Sale highlights demand for Grade A accommodation in Plymouth

One of Plymouth’s few remaining Grade A offices has been sold by leading city agents Bruton Knowles.

Sandy Court – a detached, high quality office building on the popular Langage Business Park – has been snapped up by luxury scuba diving holiday provider Blue O Two.

Mark Slade from Bruton Knowles said the office hadn’t been on the market long.

He said: “With so little in the way of new accommodation coming on to the market, we expected brisk interest in this building, which is around eight miles east of Plymouth. It was one of the only detached office buildings with this standard of accommodation available in the city at this time.”

Mark Slade said well-established and up to date facilities on a modern campus had already made Langage Park a favourite location for businesses.

“The building offered a bespoke fit-out and did not stint on quality – we probably never believed it would have been bought by the first company that inspected, but there is a clear lack of supply of freehold office accommodation within the Plymouth area at the moment and this drove the interest.”

The mainly open plan offices carry an energy assessment rating of B and come with no fewer than 14 parking spaces. Other benefits include comfort cooling and low cost LED lighting throughout, staff picnic area and lift access to the upper parts.

Having only been completed in early 2014 the premises offer the opportunity to occupy a high quality unit with all modern facilities included therefore saving on potentially high fit out costs.

Occupiers in adjacent buildings include EE, Kitson Solicitors, Cunningham Lindsey, Balance for Business and Mark Holt & Co.
