Major refurbishment generates lettings turnaround at Royal London Park in Southampton

Lambert Smith Hampton has completed a series of lettings at Royal London Park, Hedge End, Southampton, following extensive building refurbishment and external landscaping.

UNIT 1: 59,900sq ft of refurbished warehouse and office space has been let to Hermes Parcelnet on a 10 year lease

UNIT 2: 14,347 sq ft of refurbished warehouse, office space and reception area has been let on a new 10 year lease to Ferraris Piston Services Ltd, which relocated from the Central Trading Estate in Southampton

UNIT 3: Let to Peter Cooper Motor Group Ltd on a 20 year lease after planning permission was approved for a change of use to a 23,080 sq ft Volkswagen car showroom and workshop

BUILDING 4: Two new lettings have completed – 3,019 sq ft to Bluedrop Services on a five year lease and 3,040 sq ft to Linkmicrotek on a five year lease, leaving just two offices suites of 3,855 and 3,857 sq ft available

Andy Gibbs of LSH’s Southampton office comments: “It has been an exciting time on Royal London Park. Following some considerable changes and investment, interest levels from occupiers increased dramatically. There is always a high demand for quality space and the location of Royal London Park provides excellent access to the M27 motorway and other arterial roads, again explaining why occupiers have been so keen to secure space here. With all the industrial warehouses now let, there is only a small amount of office space remaining at unit four, with a quoting rent of £13.75 per sq ft, and we are looking forward reaching 100% occupancy soon.”

JLL is the joint agent at Royal London Park and has been working with LSH to secure new tenants. Nella Pang, associate director at JLL in Southampton, said: “With diminishing supply of quality office buildings, we are seeing a high demand from businesses for refurbished space in well connected locations. Competition for quality space, as demonstrated at Royal London Park, is likely to remain high for the foreseeable future.”

Colin McCabe, sales manager of new tenant, BlueDrop, adds: “We chose 4 Royal London Park as our new office as it allowed for our expansion plans, offering flexible open plan accommodation and the recent refurbishment works have made it an attractive office to bring clients to. We are ideally located for access to the M27 and other transport links with good telecoms options at the site.”

The Royal London Park is half a mile from junction 7 of the M27 via the A334, close to Southampton and Portsmouth along the M27 corridor and to the M3 and A3(M). Hedge End is a well established trade counter and industrial site. Other occupiers include Marks& Spencer, B&Q Depot, Screw Fix and Howdens.
