Full house for Central Belt Business Park

JLL, on behalf of Scottish Enterprise, have sold the final plot at industrial business park at Easter Inch, Bathgate to CM Steel Buildings Ltd, a firm specialising in industrial and commercial building projects. JA Pollock acted for CM Steel Buildings Ltd.

The 1.1 acre unit will be used as the firm’s new headquarters as it pursues ambitious growth plans. Covering a wide geographical area from its base in Bathgate, CM Steel Buildings Ltd has recently completed the design and build of a 3,500 sq m warehouse extension in Broxburn for Capital Cooling and working in tandem with their design team the cost engineering and delivery of a 2,000 sq m factory/office development in Aberdeen for Peter Vardy Estates.

This follows the sale of 4, 5 & 6 to civil engineering company Front Line Construction Ltd earlier in Spring 2015.

Formed in 1979, Front Line Construction Ltd operates across Scotland, specialising in the construction of road, sewers and water systems for clients including local authorities and national house builders. The combined 4.17 acre premises at Easter Inch, Bathgate will serve as its new base to expand the business which currently employs 15 people.

Easter Inch, Bathgate is conveniently located equidistant between junctions 3A and 4 of the M8 motorway, and to the south of Bathgate town centre. Situated between the Pyramids Business Park and Whitehill Industrial Estate, the 14.48 acre site comprised 11 developable plots granted outline planning permission for business (Class 4) and general industrial (Class 5) development.

Other owners at the site include Evans Easyspace, Warrington Property Maintenance, Lothian Vehicle Bodybuilders Ltd, Rowan Timber and Hydraulic Hammer Hire Plc.

Kirsty Palmer, Associate Director for JLL in Edinburgh, said: “Easter Inch offers CM Steel Buildings a strategic base for its manufacturing and delivery plans in Scotland, providing them with a high quality unit, which is well located between Scotland’s two biggest cities. Given the site’s accessibility to Scotland’s major road and rail networks of Scotland, allied to the high quality of affordable accommodation on offer, it’s no surprise that the park is now fully occupied.

Chris McInnes, Managing Director, CM Steel Buildings said “This move comes at a pivotal time for all at CM Steel Buildings. Since its inception in 2007 we have strived to deliver a quality product and service to Industry – “Never leaving a customer dissatisfied!” It is bittersweet that we have outgrown our current facilities in Bathgate but the business has gone from strength to strength and our order book now demands of the business an increase in staffing levels that can now be strategically realised with our move to our own development at Easter Inch undertaken by ourselves.”
