Water Court refurbishment taps into buoyant office market

Work has begun on the extensive refurbishment and partial redevelopment of two linked Victorian canal side warehouses in Nottingham.  The development will complete in April 2016 and provide contemporary office space of 18,867 sq ft (1,753 sq m) over three floors.

Marlborough Property Co retained local architects Marchini Curran to create the new look which includes a new triple height atrium at the entrance and suspended terraces overlooking the canal to the rear.

Phil Quiggin, director of office agency at LSH in Nottingham, is excited to be marketing Water Court on behalf of the developers:

“Thoroughly refreshed, I believe the striking contemporary feel will cause a real stir. As well as plentiful on-site car parking, the building’s location is fantastic with the train station and tram stop less than 100m away. Its aesthetic appeal, together with strong locational pull, will make it a superb addition to the region’s office offer.”

Ian Martin, director at Marlborough, is confident it is onto a winner with this latest development:

“We were aiming for something completely different for the Midlands market and to capture the imagination of office occupiers.  Staff retention is such a key driver for business today and what could be better than providing the most fantastic of work places? These Victorian buildings with their period features retained, then joined by an ultra-modern central section will be stunning.”

Whilst Water Court’s design features play to the building’s past, with exposed brick and cast iron columns left revealed, it provides a modern specification with raised floors and air conditioning.

Interest in the development is already understood to be high although formal marketing has not yet started.
