3 Hardman Square secures growing UK law firm TLT

UK law firm, TLT, has signed a 10 year lease for 22,049 sq ft of offices on the 7th floor of the iconic Spinningfields office building, 3 Hardman Square. CBRE acted on behalf of Müller International the country asset manager for the landlord, Credit Suisse Asset Management, Immobilien Kapitalanlagegesellschaft mbH acting for and on behalf of CS-EUROREAL, Open – Ended Real Estate Fund established under German Investment Act. TLT was represented by JLL.

The deal confirms 3 Hardman Square’s standing as Manchester’s best performing building this year following earlier deals of 34,000 sq ft to Towergate Insurance and the expansions of existing tenants, WorldPay by a further 12,000 sq ft and i2 Offices by 10,000 sq ft. The 8-storey building offers 180,000 sq ft of Grade A offices located within the heart of Spinningfields and following the recent deals, just two half floors and the prestigious top floor are now available through CBRE.

TLT is an award-winning commercial law firm with some 900 employees working from offices in Belfast, Bristol, Edinburgh, Glasgow and London. The firm has been using the serviced office space in 3 Hardman Square as a landing bay since summer 2013 whilst establishing its Manchester base. The firm has expanded rapidly during that time with that growth expected to continue, building on the 70+ people that will now work from the new office on the 7th floor.
