‘Double Six’ for Charnwood in Ocean Park

Leading South Wales developer Charnwood has secured a further 20,000 sq.ft. of office transactions in the capital city. Adding to the success of Treglown Court Charnwood has agreed a pre-sale of 15,000 sq.ft. to Cardiff Community Housing Association at the adjacent Tolven Court on Dowlais Rd. Fletcher Morgan and HRB Commercial acted for Charnwood and BNP Paribas Real Estate UK acted for CCHA. The new office will be completed in Spring 2012 to provide the Housing Association with a new high quality head office designed and tailored specifically to its occupational requirements.

Kevin Protheroe of CCHA commented ‘we had searched long and hard to find new offices near to our heartland communities and decided that Tolven Court was the best value option for our staff and our tenants. We are therefore very pleased to have reached an agreement with Charnwood to purchase this excellent new office.’

The new building will be located adjacent to the NSPCC and Stride Treglowns BREEAM Outstanding offices which Charnwood completed earlier this year. The development & construction company has transformed a former industrial brownfield site in Ocean Park into a high quality office scheme.

The second success for Charnwood on Ocean Park has been a pre-let of No. 2 Ocean Way to Community Housing Cymru. Charnwood is relocating CHC Headquarters from Fulmar House where it has outgrown its existing accommodation. No. 2 Ocean Way will provide the organisation with 5,000 sq ft of refurbished office, meeting and conference space.

James Davies of Charnwood Group commented ‘we are extremely pleased to have secured these deals with quality occupiers. In challenging economic times to secure one pre sale and a further pre let back to back without incentives is unprecedented.  I sincerely hope we can now carry on and complete the last phase of this development in 2012 that has seen 35,000 sq. ft. occupied in the last two years.

The last phase of Tolven Court available can accommodate office and call centre requirements of up to 26,000 sq.ft. Charnwood is looking to identify an occupier or occupiers to complement the existing scheme and complete this successful development.
