New tenants swoop for Raven Close

Property agents DLP Surveyors and BNP Paribas Real Estate have been successful in attracting 2 new tenants onto Raven Close, on the Bridgend Industrial Estate, which they are marketing on behalf of Scottish Widows Investment Partnership (SWIP).

The latest occupiers are internationally-owned SIMS Group UK Ltd. part of Sims Metal Management (the world’s largest metal recycler) and GBR Textiles Ltd.

SIMS has taken a new 6 year lease of Unit 6 Raven Close, a 4,500 sq.ft mid-terraced unit and will be operating a ‘drop in’ metal recycling facility. As a part of its overall business plan for Bridgend SIMS was particularly attracted to Raven Close by the footfall generated by the other occupiers in the close, including ‘Greggs The Bakers’ in unit 7.

Unit 8 Raven Close has been let to GBR Textiles Ltd., a Rhymney-based company who was bought by one of China’s largest workwear & safety footwear manufacturers late last year. The unit will be a new outlet for their Hymac Workwear range and will be a distribution hub for businesses within a 15 mile radius. GBR Textiles has signed a new 5 year lease.

Commenting on the letting, Colin McQueen of ‘GBR Textiles’ said, “This is to be the first of many of locally based hubs, designed to serve local businesses with an ‘off the shelf’ solution to their workwear & Personal Protective Equipment (PPE) needs. The majority of the product comes from our own factories and we see Bridgend Industrial Estate as the ideal location to service many of our clients across South Wales”.

Michael Bruce of DLP Surveyors added, “In agreeing new leases with both ‘GBR Textiles’ & ‘SIMS Metals’ this provides further evidence of the importance of Bridgend Industrial Estate as a prominent trading location”.

Anthony Jenkins, of BNP also reported, “Despite generally difficult trading conditions these 2 lettings indicate that Bridgend Industrial Estate, and Raven Close in particular, continues to be a popular trading location for businesses that are looking to expand or relocate in the area.”

Situated at the western end of the Bridgend Industrial Estate, Raven Close comprises 2 terraces of 4,500 sq.ft. units totalling 36,000 sq.ft. Only 2 units remain available each offering 4,500 sq ft.

The Bridgend Industrial Estate is owned by Clerical Medical Investment Group and fund-managed by Scottish Widows Investment Partnership.
