Law firm letting reflects strength of West Bromwich market

One of the largest law firms in the Black Country is relocating in a deal put together by property agents Bond Wolfe.

Clark Brookes Turner Carey is moving to Guardian House in West Bromwich from their two branches at High Street and Lombard Street in the town.

It has signed a ten year lease on 7,500 sq ft at Guardian House where just one suite remains available.

A prominent building fronting the Tesco-led New Square development, the transaction follows the high profile letting of 25,000 sq ft to Sandwell Inspired Partnership Services.

Bond Wolfe managing partner James Mattin said: “This is further evidence of a return of confidence in the marketplace.

“Our local knowledge and ability to seek accommodation to match requirements meant we were able to conclude these deals relatively quickly. The letting to Clark Brookes Turner Carey represents a real statement of intent for the law firm and we were delighted to assist.

“Since the New Square development, the town centre dynamic has changed and Guardian House finds itself at the very heart of activity.

“Three months ago there was 35,000 sq ft of void space at Guardian House – Bond Wolfe have managed to fill this by staying close to the local community and assessing the requirements of companies relocating into the town and existing occupiers looking to expand.”

He went on: “Bond Wolfe have had a flying start to the year, having already let over 45,000 sq ft of space and concluded a number of freehold deals.

“We will shortly be taking on additional staff within the agency team as year on year growth continues to increase. We expect this to improve even further as the economy continues to show signs of life.”
