Cornwall’s active market

Acting on behalf of a number of private clients Charterwood Commercial Property Consultants, based in River Street in Truro, have successfully completed a range of commercial transactions throughout Cornwall in the lead-up to the festive break as well as into the New Year.

Transactions include lettings of neighbouring premises 30 and 31 Church Street in Falmouth. The Listed premises were let to two separate tenants, both of whom are newcomers to the area, selling hand-crafted produce which complement each other. The marketing of both shops saw much interest, highlighting the continued popularity of the town and its artist community.

St Ives, another popular artist and coastal town, also saw high levels of interest in secondary trading locations. Following a number of offers at a figure in excess of the quoting rent, in addition to the payment of an ingoing premium, Jo Downs Glass took a second unit within an island of shops in Market Place. This larger unit provides ample display space for their larger items of glasswork. Charterwood also assisted The Jolly Boat clothing retailer in relocating to slightly smaller premises along The Wharf into a unit within the busy Court Arcade toward the end of 2012.

Truro has also seen positive activity with both office and retail lettings. Offices in the multi-occupied Glenthorne House in Truro Business Park have been let to various private tenants whilst, following a revamp, a two storey quaint shop on River Street was let to Matthew Way, and is now trading as Afina hair salon.

Continuing the positive signs indicated by the above transactions, The Old Globe Café on Frances Street has been let to local entrepreneur Christian Diamant. Although the lease completed in early January, Christian has already given new life to the two storey premises and is due to offer a high quality bistro menu during the forthcoming months, attracting new business to the area. A large volume of enquiries resulted from the marketing of the café, highlighting the lack of supply in affordable café/restaurant premises in the City.

The interesting letting of Great Western Beach rights and premises in Newquay was completed in the first working week of the New Year. Following varied interest and long negotiations for the site, the café and shop are anticipated to be reopened in time for the Easter holidays. The accommodation is to be revitalised by the new tenant with improved services being provided at the café, shop and beach. We understand that the tenant intends to hold a variety of events to encourage more local residents and visitors into this part of the town.
